Well, let me tell you, real estate runs deep in my veins. It's like the very foundation of who I am. You see, it's a family affair—my folks, my grandparents, they were all in the game, making deals, managing properties. It was like breathing for us, you know?
Now, my grandma Frances, she was the one who got me started on this journey. She'd take me along to her deals, teaching me the ropes from a young age. And then there was grandpa Al, a real property guru. He showed me the ropes of real estate investing and even got me hands-on with some light construction work. Painting, electrical, plumbing—you name it, I was there, learning the ropes.
But life's a funny old thing, isn't it? While I was knee-deep in property management, another passion came calling: music. Now, I may not be the next Elvis, but I sure can hold my own with a guitar or drums. But it was when I discovered the magic of mixing music that things really took off. Parties turned into gigs, gigs turned into paid gigs, and before I knew it, I was running my own music business at the ripe old age of nineteen.
For three decades, I was the heart and soul behind Nelson-Entertainment, a Mobile DJ & Wedding Event planning company. What began as a simple hobby blossomed into a thriving business, and I had the privilege of orchestrating over 2000 weddings and countless other events. From humble beginnings, I learned invaluable lessons about entrepreneurship and the art of service.
But life had more in store for me. Ten years into my DJ career, I joined forces with my mother in the real estate business. Watching her navigate the industry, from land acquisition to home construction, was an education in itself. She didn't just sell homes; she cultivated genuine connections with her clients, becoming more than just their REALTOR®—she was their trusted confidante.
Inspired by her example and the arrival of my son, Wyatt, I embarked on my own real estate journey. Balancing my DJ gigs and property management duties, I laid the foundation for my fledgling real estate business. In 2003, my wife Ailina and I made the leap to San Diego, drawn by its inviting climate and vibrant community. La Jolla stole our hearts, offering the perfect backdrop for our new chapter.

Choose your lifestyle before you choose your house.
San Diego is really a collection of very different communities. Beach, urban, suburban, inland, country, horse properties, North County and South Bay living can feel like entirely different cities. I recommend living where the community gels with how you live.
Buy your commute before you buy your home.
A house that looks “only 15 miles from work” can be a very different proposition during commute hours. I always advise my clients and friends, Test-drive the commute at the actual times you'll be traveling. San Diego does have substantial trolley, bus and commuter-rail infrastructure, so transit access can also materially change the equation. City of San Diego
Understand San Diego's microclimates.
Don't assume San Diego weather is the same everywhere. Coastal communities can be cool and overcast while inland communities are sunny and considerably warmer. On average, it can be 15 degrees hotter or colder from the coast to the inland East County. We are a coastal desert and the City itself tracks significant neighborhood-level differences in heat exposure. City of San Diego

Rent first only if you genuinely don't know where you belong.
Renting for six or twelve months can be smart—but it isn't automatically necessary. A good relocation process can narrow 100+ communities down to three or four that actually fit your lifestyle, budget and commute. My bride an I rented in UTC for about 2.5 years before we bought in UTC, making sure we wanted to live there.
Eventually we sold and moved to Mission Bay Park, but never could have decide that in year one.
Don't shop by ZIP code alone.
Spend time in the neighborhood. Get coffee there. Buy groceries - this is a huge tip.
I often tell clients, look at where you'll be shopping and refueling as much as where you'll be living. Drive it at 7:30 AM and again at 5:00 PM. Visit on a Saturday night. You're not just buying a house; you're buying your daily life.
Know the true monthly cost before falling in love.
Price is only the beginning. Consider property taxes, HOA fees, Mello-Roos Tax or special assessments where applicable, insurance, utilities and commuting costs. New California homeowners should also understand supplemental property tax bills, which are separate from the regular annual tax bill and generally aren't sent to the lender for payment. SDTTC
Pay attention to what you can't change.
You can remodel a kitchen. You can't remodel away freeway noise, aircraft noise, a difficult commute, the orientation of the lot or the neighborhood surrounding you. San Diego has several civilian and military airports, making airport influence and noise particularly worth investigating in certain communities. City of San Diego
Military relocation requires its own strategy.
70% of my business is serving Veterans and Active Duty families. I often advise them on the commute pitfalls between their desired neighborhood and their assigned base. San Diego County has numerous major military installations, including Naval Base San Diego, Naval Base Point Loma, Naval Base Coronado, MCAS Miramar and nearby Camp Pendleton. Where you're stationed can dramatically change which communities make practical sense. City of San Diego
Don't assume closer to the beach automatically means better.
Your money generally buys something different as you move inland: perhaps more house, more land, newer construction or different amenities. Coastal living may offer proximity and lifestyle instead. Neither is inherently better—the question is what are you willing to trade for what?
